The real estate market in Skagit County is shifting into a more balanced market compared to the fast-paced frenzy we experienced over the last several years. While homes are still selling, today’s market requires stronger strategy, realistic pricing, and thoughtful negotiation from both buyers and sellers.
Inventory has increased throughout 2026, giving buyers more options and a little more breathing room. Across Washington State, active listings are up significantly year-over-year, creating more competition among sellers.
At the same time, home values in Skagit County have remained relatively stable. Current median home prices are hovering around the low-to-mid $600,000 range depending on the source and reporting period. While we are no longer seeing the extreme bidding wars of previous years, well-prepared and properly marketed homes are still attracting strong interest.
One of the biggest changes in today’s market is timing. Homes are generally taking longer to sell than they did a year ago. Several market reports show average days on market increasing compared to 2025, signaling a healthier and more normalized pace. This means sellers need to focus on presentation, pricing, and marketing more than ever before.
For buyers, this market creates opportunity. With more inventory available, buyers often have greater negotiating power, more time to make decisions, and increased chances of securing inspections, repairs, or seller-paid concessions. Mortgage rates continue to impact affordability nationwide, but many buyers are adjusting by exploring creative financing options and negotiating rate buydowns with sellers.
In my experience serving Skagit, Whatcom, and Snohomish counties, I’m seeing buyers become more selective and sellers needing to stand out strategically. The homes that are cleaned, decluttered, professionally photographed, and correctly priced are still performing very well. Homes that miss the mark on preparation or pricing are sitting longer and seeing price reductions.
This is no longer a market where simply putting a sign in the yard guarantees multiple offers overnight. Strategy matters again and honestly, that’s healthier for everyone involved.
